Today, things boiled over unfavorably and the loan pricing losing streak extended into a fourth day. Mortgage Rates got hit hard enough that yesterday's quotes may not even be available today without additional closing costs. Our ongoing guidance recently has been to take advantage of recent rate offerings as soon as possible, noting that "the frustration of missing out on "high 3's" and instead getting "low 4's" seems nowhere near as bad as the frustration of missing out on a real estate in huntsville refi opportunity (moving from 5% to 4.25% for instance) altogether." That turns out to be pretty prophetic as you'll be lucky to see BestExecution at 4.25% today. CURRENT MARKET*: The Best Execution 30-year fixed mortgage rate is now 4.25% to 4.375% depending on your lender/scenario. Several lenders are still willing to offer lower rates, but those quotes carry with them additional closing costs. On FHA/VA 30 year fixed Best Execution rose from what had been a solid 4.0% to 4.25% today. Deals can be structured with lower rates, but again, you'll pay more for those, so make sure you assess the time it takes to break-even on the extra expense. 15 year fixed conventional loans are best priced at 3.625%. Five year ARMs are still best priced at 3.25. ARMs seem to have bottomed out. A note on the greater-than-normal variation in rate offerings between lenders. There is an increased amount of variety in what individual lenders are now quoting as their BestExecution rates. This is a factor of price volatility in the secondary mortgage market. Unfortunately when volatility picks up in the secondary mortgage market, the cost of doing business gets more expensive for lenders (hedging costs go up). Those added costs are usually passed down to consumers via extra margin in rate sheets. Additionally, the recent rates rally makes lenders busy enough that some control their inbound volume by raising rates regardless of the secondary mortgage market in order to discourage new applications/locks.

On properties that allow pets they are accepted on a case-by case basis. Smaller and older pets are preferred. Pit Bulls, Rottweilers and Mastiffs are rarely accepted. The refundable pet deposit is normally $200 per pet. In the case of larger and / or younger pets the deposit may be increased.

We may have pending rental applications or leases on posted propertiesand will continue to market houses until we have a signed lease and security deposit. We can hold an available property for a maximum of two weeks with a signed lease and security deposit.

All of our homes are non-smoking. Smokers must only smoke out of the house only. Costs to remove smoke odor and staining can be substantial.

There is a new school superintendent who has recently streamlined the system by consolidating schools and closing others. He has also terminated the contracts of several underperforming principles, coaches and teachers. While my impressions is that the school systems is changing for the better, you should be aware that the system is in transition. For a 10.1.11 occupancy we don't need to start looking seriously until around 9.1.11. Properties generally rent quickly and any that are available now, won't be in in a week or two. Our owners need to keep tenants in place as much as possible to cover their expenses. As a company policy, we can only hold properties for two weeks without charging rent. On any house that is available now we couldn't allow to remain empty for over a month until you needed it. Many of our owners are landlords by default, renting their homes only when they wouldn't sell when they moved for jobs. They cant afford long vacancies. On properties that aren't available yet but will be in 30 - 60 days, where we have tenant's in place ,we have to get their permission to enter the property for showings. Most of what we saw at the house was cosmetic but there are a few unknown’s that concern me. There is evidence at two door frame corners of settling and there are a couple of spots near the center beam in the hallway where the floor is uneven.

The garage ceiling is sagging which could be either from old water damage or the wide span of the ceiling joists across the garage. The Master bathroom floor and shower have cracks in the tile which could indicated settling or rotten wood underneath, Without a professional inspection or crawling the attic and crawlspace it will be impossible to know the causes if these items.

There is some minor cracking in the brick veneer at the garage door and some deflection of the steel brick lintel. Given the wide span of the door these may not be a point of concern.

The water heater is leaking and while it may just be a leak at a fitting, my experience has been that it is probably the tank that is leaking. The power wasn’t on so we couldn’t check the HVAC. The roof looks to be in decent shape.

The detached garage is in decent shape but the gutters are filled with leaves.

The best way to trouble shoot a listing is on activity. How often is the house shown to prospective buyers? We should consistently see 2 – 3 showings per week. If showings are substantially and consistently lower then either price or marketing are the fault.

There are a couple of local realtor who have to advertise heavily to get business. They claim their “marketing system” is far better than that of any other realtor. They cite skewed data and a long list of marketing venues. Setting aside all the hype, over 95% of all real estate transactions are a result of one realtor or buyer seeing a listing on MLS that was posted by another realtor. If a property is posted on MLS and properly priced it will get showings and a sale will follow. The MLS archive shows you bought the house in 2002 at $109,900 / $70 psf with your seller paying $5,753 of your closing costs. Your breakeven point on a sale assuming standard transaction costs, $3,000 in seller contributions to purchaser closing costs and a $480 home warranty for purchaser would be in the $121,000 range. About 93% of any sale over that amount would be profit.

Unless you have a second mortgage or refinanced and pulled equity from the house, it looks like you have some negotiation room between the break even point and your list price. Everyone’s situation is different and it may be that you need to sell at near the list price.

You may consider offering the house for sale as a lease purchase. to set your house apart form the other 167 listings that are competing for the same buyer. There is an element of risk, the tenant/ buyer must be carefully screened and the legal documents must be precisely done to protect the seller. It is a great marketing tool however. I’ve sold house that have been on the market for over a year in neighborhoods that weren’t selling by marketing them as a lease purchase.

If your situation allows, you may want to wait until the market improves after the 2012 elections. If you need to move now but can’t afford to keep the house empty you may consider renting it for a year or two. Based on experience and the comparable rental homes below, the house would rent in the $1,000 to $1,095 range.

Example;
Regarding your questions;
(1) We put up a reasonable deposit to secure the house—here that is typically about a ½% of the purchase price or less; say $500 or so.
$250 to $500 will be fine for earnest money.
(2) Get a home inspection done by a professional home inspector—we’ll pay for it as long as it isn’t excessive
I have a couple of home inspectors that I like. We can expect the cost of the inspection to be in the $450 range including radon testing. I always reccomend radon testing and this neighborhood in particular is prone to elevated levels. If the inspector does find elevated levels we can require the seller to have mitigation done. That usually costs under $3,000.
(3) Arrange for 3 bids from reputable construction crews to fix what is critical to rent the house—in other words get it “rent ready” so we can turn it over to you to rent for us until we actually move to Huntsville.
From the limited photos it looks like painting and carpet or refinishing floors is needed. For a rental it might be best to go with an inexpensive carpet and then refinish the floors when you plan on moving in.
(4) Secure financing in advance of the trip if possible—I don’t see a problem in this area, but in today’s economy—who knows! Our credit rating is up there in the 800 range, but I always put this in as a condition just in case a sale won’t close.
Financing has gotten to be more difficult even with lenders I trusted in the past. I have had several recent closings where the lender didn’t request vital information until just before closing. In one of those cases, the loan was declined the day before closing. While it wasn’t my buyer, the lender was one that in the past has been great. The house is offered by GMAC finance and is probably a foreclosure. Lender will require a foreclosure bond to protect them from the unlikely possibility that the person who lost the house redeems the house within one year of the foreclosure sale. We can expect to pay around $1,800 for the bond and can ask seller to cover that cost.
You do need to be aware that there is some small element of risk for you of a redemption , especially if you make a large down payment. I have never heard of a property being redeemed but is is a possibility.
Alabama has a statutory right of redemption, which would allow a party whose property has been foreclosed to reclaim that property by making payment in full of the sum of the unpaid loan plus costs and necessary repairs within twelve (12) months after the sale.
We might be able to track down the person who lost the house and ask her to sell the right of redemption for a couple hundred dollars. We would need to make sure the lender would accept the sold right of redemption first.
We may also contact GMAC for financing. It will give seller a higher comfort level. I don’t have a personal contact for GMAC but here is the general number.

(5) Once I have that information, Louise and I (or one of us) will fly to Huntsville, do a final inspection and approve or disapprove the purchase of the property.
We will need to make the offer contingent upon your seeing and approving the property. That contingency will make the seller nervous and we will need to set a time frame to remove the contingency. In general we set a 10 day window for the inspection and response. We can usually get the inspection report within 3 days and the radon testing results in about 3 days more.It may be that you can start planning your trip so that it happens within 10 days of having an accepted contract.
The house has been on market after foreclosure since 08/09/11. The person who lost the house had it on and off the market from 09/07/10 to 06/24/11 priced from $147,000 to $142,900. It looks like the previous owner bought the house from a realtor in 2006 for $128,000. Homes for sale in Huntsville It’s a pity she didn’t try to short sale the house to avoid foreclosure.

I attempted to show the home when it first cam on the market but had difficulty in scheduling. The owner was hard to reach and when I did reach them they didn’t make much of an effort to work around my client’s schedule.
Estimating market value on unique properties like this is difficult because there are no relevant comparable sales. At $58 per square foot 11223 SUNCREST DRIVE is well priced at first glance. I do have concerns over the steep lot and since the house is being sold as is, there is not guarantee that the appliance and systems will work.

We have seen several homes in this neighborhood with foundation problems and houses on slopes tend to have higher incidences of elevated radon. The radon can be fixed, usually for under $3,000 but foundation problems, even when repaired make the house harder to re-sell for the life of the house. We would need to visit the house and do an initial screening to see if there are signs of foundation settling and to see the overall condition of the house.

The house has been on the market since 07/05/10 and originally listed at $150,000 They have changed realtors once. The original listing shows the house as it is now so one can assume it has been empty since the first listing’s inception.
The link below is to the listing where the current owner purchased the house new in 2002 for $105,900 with seller paying $2,590 in their closing costs indicating they borrowed to purchase.

Assuming standard costs and a $450 home warranty for purchaser, the breakeven point on a sale for seller is in the $115,000 range. They are listed at $129,850 / $88 psf.

My opinion is that they started out listing the house for too much and that combined with the smell and condition has prevented sales. The listing now has a stigma of being a stale listing and buyers and realtors assume there is something wrong with the house.
Tax records show the owner’s address as the property address so we can at least assume they haven’t filed homestead anywhere else in Madison County. The $443.05 annual taxes for 2010 have been paid.
In an effort to fine the owner’s location and situation I Googled and face booked their names without finding them..
My thoughts are an initial off near seller’s breakeven point. The offer would be contingent on the sale of your current house, home inspections including radon testing and a satisfactory deposition if the remaining items.

My buyer’s do have some interest but are concerned about a few things. First the overwhelming smell of curry. Our eyes were watering when we were in the house. The house has been painted already and carpet cleaning might help but they are concerned about being able to get the smell out of the house.
The second was the items left at the house. We assume that seller is out of the country or for some reason didn’t want to pay the cost of moving the furniture and the garage full of stored items. If my buyers did make an offer and purchase the house how and when would the items be removed? There is food left in the refrigerator and freezer.

The house is listed at $113 psf, within the sales range but well above the average sold price. The average days on market were high at 136 days. There was however a huge range 13 to 396 days. Less encouraging is that there are eight other competing active listings with an average list price of $105 psf.

We can troubleshoot Homes for sale in Huntsville listings by gauging showing activity. In our current market and in you price range we should consistently be seeing 1 – 2 showings per week. If showing activity is consistently lower, the property is priced above what the market will bear. If showing activity is good but there are no or very low offers, there is some reason the house is not showing well or there is some negative near the house. It looks like the former list price of $350,000 the house was at your break even price on a sale. At the current $339,000 you would take a loss of around $10,000.
There are a couple of options I can reccomend. The first is to offer the house as a lease purchase. We have used this successfully as a marketing tool and sold a house in your neighborhood that was on a less desirable lot. We were in a tough market then as well and other houses in the neighborhood weren’t selling. The builder had the house on the market for over a year with another firm.

While our market is still slow there are still people looking for homes for sale in Huntsville. There are newcomers moving to Huntsville for jobs and we are still selling houses.
In the past 13 months there was only one sale of a brick home in the Stavemill neighborhood. Please see the link below.

The property sold at $95 psf (per square foot) in just 34 days. The property seemed to be in good condition and would show well.
The link below is to active listings and sales of properties in the entire city of Madison that are similar in size, age and construction as your house. Having to look outside your immediate neighborhood is less accurate but will help us develop a market range.

Both properties are in neighborhoods that are a little newer and have homes that are a bit more upscale that Stavemill Estates.Depending on how well your property shows, we could list in the $97 to $103 psf range. ($137,000 to $145,000) To sell in the higher range, we would need to really wow buyers.

While past performance doesn’t guarantee future trends, it is a good indication of how we can expect the neighborhood to appreciate long term. Unless you have a need to sell or are burned out on being a landlord, my counsel would be to continue to hold the property.
If you have children, you may consider gifting a portion of the property to them each year while staying within the IRS annual gift limits. Their tax basis on the property would be the market value of the property at the time of gifting. If the children are minors, you can have custodial control of the property. Since you gave the property away, you wouldnt have to pay the capital gains on profit ot recovery of depreciation. I’m not a tax advisor so get counsel before setting up gifting.

Thank you for your response. I am afraid we will have a hard time getting a good price for our house. It is on 2 lots and has a large garage in the back that you can fit 6 cars in. With a 6 foot privacy fence around the back. Also we enclosed the attached oversized two car garage and it can be used as an apartment or MIL suite. We are planning on putting hardwood throughout except for the kitchen we will be putting ceramic tile in there. The yard needs landscaping and the porch needs painting. Plus a few odd and end repairs. I love the house and the location it is so convenient to everything. We just had a little girl 17months ago and I will NOT allow her to go to school in that school district so we have about 4 years to see what the market and the area are going to do. I am interested in seeing what is going to happen now that the mission is gone. IF we were offered the right price we would sell for sure. There were six sold houses. The average sold price was $53 psf (per square foot) with a range of $22 to $66 psf. The average days on market was 99 days, pretty low considering the economic slow down last year. The range was 2 to 233 days.
There are four active listings averaging $68 psf and one contingent sale that was listed at $52 psf. There was one listing at $76 psf that expired and didn’t sell.
Generally, we list houses in a range from the average sold price ($53 psf) to just above the highest sold price ($66 psf) while staying within the range of the active (competing) listings. Just based on that information, we would be in the $53 to $68 psf range. At 1,800 square feet in your house that would be around $100,000 to $120,000.
Where in that fairly wide range to list the house would depend on several things; How quickly would you like to sell, what is the condition of the property and how well does it show to prospective buyers and how does the surrounding neighborhood look?
