Unless a home is large or unusual we should have it rented within 30 days. If a property takes longer than that to rent we are either priced above what the market will bear or the house doesn't show well.

What services are included in the fee I pay?






As mentioned, we don't have a marketing fee except a shared commission to referring Realtors. Some companies charge as much as one month's rent in marketing / renting / re-renting fees. We believe that our fees are among the lowest in the area. We do charge an initial $250 set up fee that is never repeated. This covers our costs of initial inspection, photos, entering the properties information into our computer system and assists in our operating and advertising costs.

If a house is really impressive and is available in the peak summer season we will be able to get a little more in rent. There is however a balance between holding out for the highest rent and having vacancy losses. If a house stays empty because we priced it too high we will never make up that loss with a slightly higher rent. As mentioned if we don't rent within 30 days something is wrong. The only exception is between Thanksgiving through Christmas and New Years when both the rental and sales market is very slow.

I'm puzzled as to why it took much longer and sold for a lower price than the other two homes. The photos indicate the house is in good condition but if the house was underpriced it would have sold much faster.

Just based on the sales data above I would estimate the market would bear a price between $99 and $110 per square foot on your house. This is a range of $326,700 to $363,000 on your 3.300 square foot house.

At twenty listings here is adequate available inventory in this price range including some newer and new construction homes.



We might try listing the house somewhere near the top of the range and if showing activity is slow increment the price lower until traffic picks up. In this price range we should see at least 1 - 2 showings per week. If showings are consistently lower the house is probably priced above what the market will bear.







We will enter peak selling season in two months and hopefully there will be some stability in national government so folks feel more comfortable purchasing a home.



At your purchase price of $246,000 and assuming normal fees, costs and a possible $3,000 seller contribution to purchaser closing costs your break even point on a sale will be in the $265,000 range. About 93% of any sale over $265,000 would be profit for you. Considering loan pay down and escrowed money that would be refunded after closing your breakeven point your net from a sale would be a little higher.

In considering renting the house the link below is to the one recently rented home in the neighborhood. It rented for $2,000 last August.

Based on this information I think the house would rent in the $2,000 to $2.100 range fairly fast depending on the time of year and how well the house shows.

In summary you are in good shape for either selling or renting. While we carefully screen our tenant applicants, there is always an element of risk in renting a home. Also if you sell a house that has been your primary residence three of the past five years you don't have to pay capital gains tax on the profit from a sale.

Huntsville MLS listings in neighborhood

The link below is to a summary of the very little Huntsville MLS listing activity in the neighborhood since 1/1/12. There is one other listing that was on market from 7/11/12 to 1/28/12 at $111 psf (per square foot) the listing expired and the property was relisted at $108 psf. The subject property is listed at $129 psf.

I wanted to specifically point out the listing at the link below at the link below on 122 Harness to you. A close friend of ours recently built a house in the neighborhood and I was impressed with the builder, the location and the value. At first glance the homes look like a typical, low cost production builder home. When you walk inside that impression disappears. There is granite, hardwoods, blinds and included appliances.



The workmanship is good. The neighborhood consists on one street bordered on one side by an established neighborhood,on another by woodland that leads to a creek (the creek is flood zone so development is unlikely.), and a small horse farm. The neighborhood is an easy 10 minuets from Research Park and Redstone Arsenal. This house may not be at all what you are looking for but I didn't want you to pass it over without knowing more about the neighborhood.
