To clear $285,000 on a sale assuming normal seller costs and a $4,500 seller contribution to purchaser closing costs we would need to sell in the $308,000 / $102 per square foot range.
The purchase price was $278,000 to break even on that price we would need to sell at $300,000 / $100 per square foot.
The following is a summary of MLS activity in XXXXXXXXX in the past year. The average sold price For the Huntsville homes for sale was $79 per square foot with a highest sale at $89 per square foot.

Even if we were to find a buyer at $308,000 / $102 per square foot or $300,000 / $100 per square foot. a purchaser's lender's appraisal wouldn't support those prices. We would need to find sales of downtown Huntsville homes for sale. Even if I were to find a buyer without involving another realtor and lower the broker's fee from 6% to 4.5% the numbers won't work for us.
Both this house and several of the comparable homes have pools. In general and especially during the winter pools do not add value at resale. In some instances pools are considered a negative by buyers who do not want the costs and liability of maintaining a pool.
