Some people are afraid of their being a plumbing problem in a slab. During the 1980′s there was a substandard plastic pipe that was used in construction. have seen several incidences of homes built in that period that has in slab plumbing leaks. In homes built before and after that period I have only seen one leak. It was caused by the plumber not putting enough glue on a 20 cent fitting.

At a 4% interest rate we could purchase in the $180,000 range to keep the total payment at around $1,000.

I’m not sure how far out of the city you are willing to commute but the link below is to homes that have acreage and are in your price range. I did lightly filter the Huntsville homes for sale listings trying to avoid areas with struggling schools. Please click in the address for a map of the location. On the map click on hybrid to see a satellite image of the area. In rural areas we need to check for mobile home parks and commercial farming (chicken and hog houses). We don’t want to be downwind in the summertime.

It’s hard to find basement homes in our area. The frost line is only about 6″ down so foundations don’t have to be deep. We usually only see basements on sloped lots or on historic homes.

The Hobbs Island Road house is a mobile home and there is only one lender I know of that will finance mobile homes. Have you already spoken with a lender? Will they finance a mobile home?

This sales price would be at only $76 per square foot when the lowest sold property was around $92 per square foot.
Even though you may not need additional money at closing. I would encourage you to sell the house at something nearer market value. If you do just want out of the house, I can approach investor clients I work with and might consider purchasing the house myself.

On the north side of Hobbs there are some low income multi-family properties that hurt neighborhood values. There is a train track near the house but my understanding is that the track is seldom used anymore. I thought you may want to consider select properties in south southwest Huntsville. There are some nice older neighborhoods where sales have been good. Sandhurst Park is a hit and miss neighborhood. There are some very well kept homes but a few that are pretty bad. Autumn ridge is adjacent to Sandhurst park but the homes are newer and for the most part well kept..

I don’t want to put much money into fixing up the house but will do a lot of cleaning and painting. It sounds like you have done your homework on loans! Yes this property should qualify for the programs you mentioned. Who are you using as a lender?
By blind offer, I mean that we don’t negotiate and we don’t have any idea of other offers. HUD sales are difficult and HUD makes lots of mistakes. I’ve heard of them accepting two offers on the same house and then go to closing. They just choose to ignore the other buyer. Paperwork gets returned for the most minuscule error or action that doesn’t conform to their (sometimes unstated) procedures.
HUD home aren’t always good buys, we have to do the research. We have to carefully check the property condition and review the HUD ordered inspection. We can’t make our offer contingent on an inspection. As an example of problems with HUD properties the inspection should be included in the photo section of the listing but it’s not there. I checked on the HUD website and searched on both the city and the case number ( 011-671005) but the house is not listed. Huntsville homes for sale / HUD properties

The house is listed at $79 psf. I had look back to 2008 to find a sale. I am working while traveling and for some reason can’t capture the link to show you the listings. I will try again when we get home.

So since it is a HUD owned home, they will only accept blind offers house unseen? In general, what percentage of the house price do people usually offer or how low of an offer would you say the bank would accept? Thanks. I am a first time home buyer. This is a Housing and Urban Development (HUD) foreclosure. I haven’t see the house yet it’s only been on the market since 07/13/11. At $110,000 / $79 per square foot its not the lowest price house in the neighborhood.
this is a HUD property we would have to submit a blind bid and wait for an answer. There is a lot more paperwork and waiting involved with HUD properties. We might be able to find something better on the open market.
