Huntsville Alabama is a thriving area with strong economic growth and predictions of continued growth for the foreseeable future. September 25, 2011

The average sold price was $51 psf (per square foot) with a range of $33 to $60.56 psf. The average days on market was pretty low at 65 days with a range of 0 to 103 days.

There is one pending sale that was listed at $33 psf. We wont know the sold price until after closing. It has been on market since 4/14/08.

The house across the street is listed at $39 psf. It has been on market since 12/30/08.

In general we price properties in a range somewhere between the average sold price to just above the highest sold price. In the current condition of the house, we would probably need to list is somewhere near the bottom of that range.

Tax records indicate that your house is 1870 square feet.

It’s been my experience that some effort getting a house to the point that it makes a good impression always pays off in a faster, higher sale. If you are all too busy to do to work to the house, there is a man in our church that does haul out and clean up work for us. I can out you in touch with him if you like. His prices are very reasonable. If I were in your position, I would at a minimum have it cleaned out and cleaned up. The yard should be raked and cleaned up as well. It looks like the structural condition of the house is still good and that the hardwood floors are not in too bad a condition.

Generally no portion of the rent is applied to the rent. It might be a pointof negotiation with the owner to have a portion of the rent apply topurchase.
In the past when we did apply rent to purchase. The purchaser’s lender tookexception. We had to restructure the transaction to apply the accrued creditto purchaser closing costs.
On price, we would need to negotiate with seller to see what they arewilling to do. In general the price on a 12 month LP would be greater than a6 mo to account for appreciation.
We would need a rental application and a preapproval (even if it containscontingencies) from a trusted lender. We would present an offer to Sellerand negotiate as with a normal sale.
We use standard HARR paperwork and our standard lease.

The average sold price was $91 psf with a range of $83 to $97 psf. The average days on market were high for our area at 108 days and a range of 65 to 136 days.

There is one contingent sale that was listed at $83 psf. We wont know the actual sold price until after escrow closes. The property was on market 314 days before going under contract.

The sales data indicates that the market in the neighborhood is still a little soft. Having a tenant in place will add a another level of difficulty. For a house to sell it must be prepared form market and staged to show. A tenant usually doesn’t want to move and has no incentive to make the house attractive.

If we were to put the house on the market with the tenant in place, we would have to get their approval to even show it. If they didn’t give approval, state law requires a two day posted notice. Most buyers are not willing to wait for a showing and will move to the next property.

If we listed at the average sold price of $91 psf, we would be at $145,600. If we liated at the lower end of $83 psf we would be at $132,800.

If you have the ability to hold for a few months and put the property on market in May. Our market will have heated up. We can give the current tenant notice to move and freshen up the property so it will show well.

Huntsville Alabama is a thriving area with strong economic growth and predictions of continued growth for the foreseeable future. Housing prices are still quite low as compared to most cities and the tax rates are some of the lowest in the nation. The local real estate market has been booming for the past three years and we anticipate the trend to continue. We are recommending caution and careful selection of properties and location for both our homeowner and investor clients. Some areas are appreciating much more than others and there area areas with potential negative factors such as traffic.

At $103 psf the house is overpriced for the neighborhood. It does have a pool where the comparable homes do not but the value added by the pool is minimal.
Assuming normal costs and seller contributions seller’s break-even point on a sale will be in the $353,000 range. We don’t know the sellers motivation level but at the current list price he would take a loss of about $26,000. I’ve learned not to assume we know the seller’s mind set. IF the house is a candidate for you, we could make an offer based on market values and see what his response is.
Even if we were willing to pay something near the list price, it’s doubtful that lender’s appraiser would appraise the house for enough to get a loan approval.

I helped clients buy the home next door to the right of this house and then helped them sell it when they inherited another home on Monte Sano. They enjoyed the house and neighborhood and didn’t have anything negative to say about it. I have noticed a couple of homes in eh neighborhood where the owners were in financial distress and and lost the house. These did have some condition issues but overall the neighborhood is well kept. There are some newer homes on the south side of the neighborhood. Several of the homes are rentals and while so far the neighborhood doesn’t seem to have suffered we will need to do a drive through in this part of the neighborhood.
To the east there is a trailer park that is hidden behind gates and another property. I don’t think that the trailer park will effect this neighborhood. The road in and out of the neighborhood is a little twisty and it leads to Winchester road. During peak traffic you have to wait sometimes to enter or cross Winchester Road.

This is a stable neighborhood where a lot of the homes have been gutted and remodeled with granite, tile new kitchens and bathrooms. As a long term investment, I like the area. The condition of the house remains an unknown. Since these homes are older we have to be very cautious on condition.

Regarding bluff view homes;, we have to be very careful to check any homes that we find on slopes for foundation problems and elevated radon levels. Often the soil that homes on slopes are built on is unstable and because of underlying porous limestone radon levels can be elevated. There is sometimes limited useable lawn and resale is sometimes difficult. Older people and those with small children will be concerned with safety and having to climb stairs.

1230 DEBORAH DRIVE at the link below is the only listing I could find where the listign indicates a bluff view that overlooks the city. Click on the photo for additional photos.

The average sold price was $105 psf with a huge range of $66 to $144 psf. My initial impression is that the house is priced based on what seller needs to sell the house for rather than what the market will bear.

While the listing below did not indicate bluff view, it is on Montesano near the bluff. The house is a foreclosure and sold as is but it appears to be in decent condition. The house faces east towards Hampton Cove away from downtown Huntsville proper but it still may have attractive views.

The house is located at the top of the bluff so storm water from above is less likely to be a problem. Also the homes in the area tend to have their foundations directly on rock, making them much more stable.

USAA revisited

What the heck has happened at USAA revisited.

On 11 May 20111; I wrote the article below regarding a horrid experience my buyer had with their lender USAA. I had another sale today where USAA was the lender and the transaction went remarkably well.

After searching Valley MLS for homes for sale in Huntsville my client found an excellent home in Madison a western suburb of Huntsville. My buyer client had loyalty to USAA from years of military service followed by civilian service overseas for the military. I warned him of my recent difficult experience but he opted to give them a chance.
Both he and I closely followed the progress of the loan approval making weekly then daily calls to USAA. My client continually reminded them of my warnings.
The loan package was at the closing attorney’s office a week before closing and with the exception of one minor issue the closing went remarkably well.
In the past USAA had always been efficient and precise. I am still wary but was very pleased with the closing today.

What’s happened at USAA? Last Monday we were scheduled to close on a home sale where the home buyer was funding the purchase through USAA. My client the home sellers, myself, the home buyers the home buyer’s realtor and the closing attorney Ray McKee were at the closing table at 2;00. We sat until after 5:00 waiting for USAA to approve a settlement statement and fund the loan. USAA couldn’t get organized enough to prepare a simple settlement statement on a loan that they had been processing for over a month.
There were no issues with the home buyer’s credit or documentation. The problem was entirely USAA’s inability to fill in the relatively simple settlement statement and then to fund the transaction. We waited until after close of business and the attorney, his staff the home purchaser and his realtor all made calls to try and get USAA to perform. They were not able to.
The home seller and the home buyer had movers scheduled. My seller had a subsequent home purchase that we could not complete because we didn’t have proceeds from USAA’s failed sale. My clients were left homeless with their belongings and furniture in storage with movers scheduled.
We attempted to get USAA to provide us with the settlement statement and to fund the loan the following day but this simple form we too difficult a task for USAA. Because of scheduling conflicts we had to delay the closing until the end of the week. My clients are in danger of losing the house they had planned to purchase and having to live in a motel not only for the week delay but until they can find, negotiate, inspect and finally purchase another home.
I have been selling Huntsville area homes for a long time and have never seen such an inept lender. We have had last moment problems due to underwriter requirements but never because lender was incapable of filling out the most basic closing document, the settlement statement.
In the past I have been an advocate of USAA, encouraging clients to use them for their home mortgage. After this epic failure on their part I will warn my clients to avoid USAA at all costs. Not only has their incompetence cost a huge amount of wasted time but the principles, realtors and the closing attorney and his staff, it has had a very serious impact on my client the home seller and their client the home buyer.

The peak season is spring to late summer with a normal slow down December – January.


Basement homes are rare here. Our frost line is about 5″ deep so builders don’t have to go deep for the foundation. We sometimes see basements on sloped lots. Sloped lots have their own set of concerns. We have to check for foundation problems, water problems and homes on sloped lots are prone to elevated radon levels. Radon is a relatively inexpensive fix but water and foundation problems can be very expensive to repair.


The link below is to Valley MLS listings that may be candidates. I increased the price a little to account for negotiation in this buyer’s market and lowered the bottom of the price range a little. There may be an ideal property that is a short sale or bank owned home that is aggressively priced. We included only newer homes and proposed construction. We also included only brick homes. I have attached a terrain and flood zone map. While the house is not in a flood area it is on a sloped lot and at the base of Keel Mountain. We need to carefully look for signs of water run-off or foundation problems.

Tax records indicated the house was built in 1973 and gives the living area as 1,490 square feet where the mls huntsville listing shows 2,407 square feet. If we get as far as making an offer, we will need to measure the house to find the correct square footage.

Sorry this one didn’t work out. This part of south Huntsville is prone to have foundation problems. I have seen several in the area that were in even worse shape.The link below is to a handful of listings in northeast and southeast Madison County that might be prospects for you.Click on the address for a map of the location.

184 OAK VIEW ROAD In Hazel Green is an older home but looks to be in good condition. It is a HUD foreclosure which means submitting a bid and waiting for an answer.
713 NAUGHER ROAD is another older home and Naugher Road has a good bit of traffic.
At first look 3083 OLD HWY 431 looked like a prospect but it’s going to take a lot of work and it may be hard to get financing.
256 FALCON RIDGE DRIVE is listed at a 4 bedroom but the listing only gives dimensions for three bedrooms.
337 BUTLER ROAD is the best of the lot. It’s an older home but been updated. I am a little concerned on location. It’s nest door to a store and there is a mobile home community behind the house.
I will set up an automated search for real estate in huntsville but am thinking we may need to increase our price range a little. The link below is to some houses I found that were priced a little higher.

I am concerned about foundation problems. This neighborhood is prone to foundation issues.
There is an offer being considered by the lender that was ~ $2,000 apart from what lender was looking for. The lender is GMAC who is one of the worst lenders to work with. They had promised an answer on the offer the first of the month but still haven’t responded.

Christina my wife previewed this house for us. She said the neighborhood seemed well maintained and the house in good condition. She did say the 2nd and third bedrooms were small.
4893 JAMES STREET
The house is in overall good condition. It does need some minor repairs. The porch light fixture needs to be replaced and there were areas on the walls that needed work. The carpet has been replaced and the carpet installer forgot to cut out a hole for one HVAC outlet (register) in the master bedroom.
The house is in an established neighborhood and the schools that serve the house are good. It is about 15 – 29 min. from Redstone Arsenal. The house has been on the market since 10/11/10 and started out listed at $156,900. The house is listed at $149,900 / $91 psf now. I looked for comparable sales in the neighborhood but the homes that did sell were older.

117 BRAMBLE
This is a very nice home. It does need some work but is in overall good condition.The commute to Redstone id about 33 min. The drive seemed really long back into town. A lot of the way is two land road and highway although highway 53 is being widened to a four lane.

The average sold price was $51 psf (per square foot) with a range of $33 to $60.56 psf. The average days on market was pretty low at 65 days with a range of 0 to 103 days.

There is one pending sale that was listed at $33 psf. We wont know the sold price until after closing. It has been on market since 4/14/08.

The house across the street from yours is listed at $39 psf. It has been on market since 12/30/08.

In general we price properties in a range somewhere between the average sold price to just above the highest sold price. In the current condition of the house, we would probably need to list is somewhere near the bottom of that range.

Tax records indicate that your house is 1870 square feet.

At the lowest sold price of $33 psf the house would be $61,700. At the average sold price of $51 psf it would be $95,000.

It’s been my experience that some effort getting a house to the point that it makes a good impression always pays off in a faster, higher sale. If you are all too busy to do to work to the house, there is a man in our church that does haul out and clean up work for us. I can out you in touch with him if you like. His prices are very reasonable. If I were in your position, I would at a minimum have it cleaned out and cleaned up. The yard should be raked and cleaned up as well. It looks like the structural condition of the house is still good and that the hardwood floors are not in too bad a condition.

You also need to make sure that when you do get an contract for sale that the deed is clear and probate settled. We have had experiences in the past with estate properties where we had problems completing the sale because title and probate were not clear and settled.

Generally no portion of the rent is applied to the rent. It might be a pointof negotiation with the owner to have a portion of the rent apply topurchase.
In the past when we did apply rent to purchase. The purchaser’s lender tookexception. We had to restructure the transaction to apply the accrued creditto purchaser closing costs.
On price, we would need to negotiate with seller to see what they arewilling to do. In general the price on a 12 month LP would be greater than a6 mo to account for appreciation.
We would need a rental application and a preapproval (even if it containscontingencies) from a trusted lender. We would present an offer to Sellerand negotiate as with a normal sale.
We use standard HARR paperwork and our standard lease.

Budgets are tightening. The economy is stagnating. Competition is building. Fear is spreading. And uncertainty is growing.
Staying positive doesn’t mean you ignore this reality. Rather it means you stay positive and take positive action in spite of this reality – regardless of how bleak the situation may seem.
Now is a time to get back to basics, zoom focus on the fundamentals, grow your business, gain market share and seize the opportunity. Yes, opportunity. Despite what you have been hearing now is a great opportunity for you and your organization to create lasting success.
Study history and you’ll find that a lot of people and organizations made a name for themselves and grew their businesses during recessions and downturns. These successful people and organizations all shared similar characteristics and took similar actions to thrive while others merely tried to survive. These success stories offer a blue print we can follow to thrive during tough times. They show us what is possible if we are willing to stay positive, repel fear, and take initiative.

3. Innovate – Just as the phoenix rises from the ashes, great ideas and new business ventures are born during economic hardships. GE, Disney, and Microsoft were all born during recessions. I believe when times are tough we are more open to new ideas, new products and new ways of doing things. For example, smart political and business leaders should be working on new technologies and infrastructure that will lead us into the future.
4. Become a Talent Magnet – If you are a leader or manager there is no better time to find, attract and hire the best talent. Focus on strengthening your business now and you’ll be in a great position to capitalize when the market rebounds.
5. Think Big, Take Action – Consider that both the Empire State Building and the Golden Gate Bridge were built during the Great Depression. Now is a time to think big, create your vision and take action. With more people living in fear and fewer people taking initiative the rewards and recognition will be greater for those willing to work hard and dedicate themselves to building a great business, product, service, and vision. Concern over property value with lowere cost production home builder in neighborhood

Concerned about the stability of home values with Breland Homes building much lower priced homes in the neighborhood.



The house showed very well but we were concerned about the stability of the neighborhood’s home values in huntsville with Breland building much lower priced homes in the neighborhood. My buyers have focused on a house in HIGHLAND PARK past the new school.

Are you getting good showing activity? I gauge my listings on activity. If we are getting two or more showings per week I know we are priced within the market. If we get good activity but no or low offers there is an issue with the property. In this home’s case the home itself is exceptional but the surrounding less expensive homes is a problem.

As sad as it to consider a short sale, if your sellers have to move and can’t afford to maintain the property it might be an option. I have started using Stuart Jordan with Stan McDonald’s office as a liaison between my sellers and their lenders on short sales. They are a great help and well worth the 1% fee.

Another option might be to use the house as a rental and let seller hold the property until the market improves. The past three years the property management side of our business has grown by almost 30%. We are approached weekly by sellers who can’t sell and are able to rent to Huntsville newcomers who can’t buy until their current homes sell in even worse real estate markets.
