I checked our inventory of rental homes of Huntsville and we don't have anything available in the central district. I also checked on the Huntsville AL MLS to see if any other realtors did. The homes I found were much too small. I will ask around among my realtor colleagues and see if anyone has a home coming up.

The three factors needed to sell a home are pricing the house within the market, preparing the home so it shows well and marketing it to an adequate number of prospective buyers. From the MLS photos the house appears attractive and well maintained. At the current list price of $249,900 / $82 per square foot the house seem to be priced within the market range. Since 7/1/11 there have been three sales in the neighborhood. The homes sold at $78, $98 and $96 per square foot. The average sold price was $91 per square foot. At least two and possibly all three of the sales were Adams Homes construction. There are five active listings in the neighborhood at an average list price of $90 per square foot and a range of $82 to $96 per square foot. At first look, price does not appear to be the issue. The link below is to active listings in Hampton Cove in the $200,000 to $250,000 range. There are 29 active listings and 8 pending sales. In this price and location we could expect to see 1 - 2 showings per week. If showings are substantially less than that we need to re-evaluate our price and marketing. If we have consistent showings but no or very low offers we need to review how well the house shows. Our lockbox system has the capability of notifying the listing agent and seller each time the lockbox is opened. This is a great tool for tracking showing activity. I believe the house is priced within the market but we might consider minor regular increments. Each time there is a price change in the MLS, a property goes on the realtor hot sheet of new listings / changes to existing listings. Also if the home meets the criteria of automated searches, an email will go out to those buyers and buyer's agents giving added exposure to the house. While over 90% of real estate sales are a result of a buyer or buyer's agent finding a property on the MLS, we do have an internet marketing firm. When we post a home on the MLS they post the listing on several dozen real estate sites and on Craig's List for greater exposure. We also post on Face book and Face book marketplace. We do still use print ads in three local real estate magazines although we recive only a very few sales per year from the ads. It's rare that we sell a home as a result of an open house but we do try and have regular open houses on our listings. In general we have curious neighbors and find buyers that are not a fit for the specific house but we can work with them on other homes. As an option you might consider offering the house for sale and as a lease option. Peak selling time for homes for sale in Huntsville Alabama is when school is out so you might consider listing the house sometime in mid to late April. Getting the house ready to sell is a matter of having it well maintained, de-cluttered and appealing to prospective buyers. The house is very cute and I'm sure you and Charles have taken good care of it.
What concerns me is the state of the economy and the local real estate market. While we have seen signs of recovery our local market took a huge hit in late 2007 and early 2008. While it's a great time to buy with depressed prices and very low interest rates, it's still not a good time to sell.
There have been several foreclosed homes in Sandhurst Park and the average sold price in the neighborhood for the past year has been in the $60 per square foot range with the highest sale at $88 per square foot. At the time you purchased homes were selling in the mid to high $90 per square foot range.
You guys might want to consider keeping the house as an investment / rental home until the economy and real estate market improves. I can't recall what your monthly payment is but the house should rent quickly in the $700 - $750 range. Your property taxes might double on if you file homestead on a new house.
Managing rental property is tough but I would be happy to help you. The key is screening tenants and sticking to the terms of the lease. Sometimes you have to be though and set aside personal relationships you may have with tenants. You have to treat rentals as a business.
What type of homes have you been looking for? What is your price range and what part of town are you looking in?
I'm really sorry I didn't have better news on the local real estate market. It's been a tough four years. There is a positive trend of increasing sales and prices getting better but we are probably two to three years away from a full recovery.

My sympathies about your home's value. I understand that Florida was among the top three states for property values dropping. Huntsville has been effected as well but not near as much as most parts of the country. It is a relief that your daughter lives in Huntsville and give you her insight on areas that you are considering. While I make a point of reading the local news to know where areas of higher crime are, she can advise you as well. Would she be wiling to preview homes with me prior to your house hunting trip? Would it be helpful to copy her on our correspondence?
From the six listings you sent, it seems you are focusing on northwest Huntsville. Is there a reason you are attracted to that area? My wife grew up in northwest Huntsville in the 60's and 70's. At that time the area was great. The schools were good, homes were well cared for and crime was low. The area has however changed. We see northwest Huntsville in the news far too often for robberies and violent crime, The schools are struggling and are a reflection of the neighborhoods they serve. Our firm manages over 400 rentals in the greater Huntsville area and we no longer accept new property to manage in the northwest. We find it nearly impossible to attract stable tenants and there are a few neighborhoods that are dangerous. It looks like your price range is up to $100,000. I think we can find Homes for sale in Huntsville Alabama in that price range in safer areas. South Huntsville, Madison, the Wheeler area south of Madison, Montesano, Northeast Huntsville and just outside the city to the northeast are all areas you might consider. Can you please let me know if you would consider these areas and if you daughter shares my opinion of northwest Huntsville? The link below is to a summary of MLS activity in the neighborhood since 03/01/11. There were two sales, one at $91 per square foot and one at $88 per square foot. 7516 CRAIGMONT CIRCLE ($88 per square foot) is a much larger home and may not be the best comparison. The three active listings are listed at $84 per square foot, $84 per square foot and $90 per square foot. They have been on market since 03/15/12, 12/19/11 and 01/29/12.

Just based on the one sale, $88 per square foot would seem a reasonable list amount. That there are two listings at $84 per square foot that haven't sold does give some pause.
The old listing shows your house as having 1,470 square feet of heated area.
Using the greater 1,470 square feet; at $88 per square foot the house would be $129,0000. At $84 it would be $124,000.

Depending on how well the house shows and how quickly you want to sell, listing in the $125,000 to $130,000 range seems reasonable.
Our next step will be to meet to get to know each other and for me to have a chance to see the house. I also like to take lots of photos for both the MLS, our site, the virtual tour, Craig's List and You Tube slide shows.
There are several forms we will need to fill out to get started. Once we are on the market we will monitor showing activity. We should average 1 - 2 showings per week.
On the five properties you asked about;
Google couldn't map 2201 PALISADES COURT but if the MLS correctly mapped the house is is just north of the house icon at the map below. The house is shielded from Memorial Parkway by what I think is Wal-Mart so there should be very little traffic noise.

I have a couple of concerns on 2207 LYTLE STREET SE. It is pretty dated and is on a very steep lot. I have seen several older homes in the area that have had foundation problems because of the steep lots. If we do get as far as viewing the house we will need to look carefully for signs of foundation problems. If we go as far as making an offer we need to have a structural inspection in addition to the standard home inspection and radon testing.
At an eventual resale buyers that are older or that have young children will be turned off by the steep lot.

The old listing shows your house as having 1,470 square feet of heated area.
Using the greater 1,470 square feet; at $88 per square foot the house would be $129,0000. At $84 it would be $124,000.

Depending on how well the house shows and how quickly you want to sell, listing in the $125,000 to $130,000 range seems reasonable.

We manage over 400 properties and the best advice we can give is to focus on properties and areas that will be attractive to tenants. I've seen investors focus on house that they could buy for next to nothing in marginal neighborhoods and then struggle with unstable tenants, evictions, legal costs and huge repair costs between tenants. There are a few experienced investors I know who have been able to build a business around these C class properties but it is a very tough business that few survive.
We have learned not to take on properties that rent for under $600 - $700 dollars and prefer homes that rent in the $1,200 - $1,500 range.
Our first step will be finding out your price range. Most lenders will require a 15% or greater down payment for investors and the best investor rate I have seen lately is 6%.

I went to preview and photograph the house on dry creek cove. It is a nice but somewhat dated home. You can form an opinion yourself but the concerns I have are that the heat on the main floor is propane. This can be pretty expensive and the price of propane varies seasonally. You have to keep an eye on your supply and order a few weeks before it has to be filled.
I could feel that the floors were very uneven . One of the photos shows the waviness in the upstairs bedroom. Other photos show where the door has been rubbing on the fame. This is a sure sign the house has settled.
The heating and cooling units are probably original to the house and look pretty old. I couldn't find a date on the information plate but if we get that far my HVAC man can tell us how old they are.
The air filters and grills are dirty. It's important to keep these clean to avoid compressor damage.
It was dark and hard to see but there may be burn marks around the air intake of the propane water heater. I'm not sure waht that means. It could just need the jets cleaned.
The seal is broken in the double pane glass window in the room between the kitchen and laundry. There is moisture between the panes of glass.
The sheet rock tape in the garage ceiling is coming loose. This could be a sign of moisture but could be anything.
There is some unusual damage to teh front wall of the garage.
The back deck is showing some age and will need attention soon.
The mail level ceilings have been repainted but there is yellow showing through. There is no smoke smell in the house but it could be someone smoked inside and the nicotine stain is bleeding through. One area in the kitchen looks like there may have been some ceiling repair.
One of the bathroom vent fans is way noisy. There may be a fan bearing going bad or it could just be a noisy fan.
There is a doorstop in the master bedroom bathroom door. When I moved it the door closed. Again a sign the house has settled.
The insulation in the attic looks a little low.

The Dry Creek schools aren't near as good and property values in Morgan County are not what they are in Madiosn County. In the photos I sent I tried to show the junk yard and Appalachian -American mobile homes and composting cars on the drive in.

USAA revisited
What the heck has happened at USAA revisited.
On 11 May 20111; I wrote the article below regarding a horrid experience my buyer had with their lender USAA. I had another sale today where USAA was the lender and the transaction went remarkably well.
After searching Valley MLS for homes for sale in Huntsville my client found an excellent home in Madison a western suburb of Huntsville. My buyer client had loyalty to USAA from years of military service followed by civilian service overseas for the military. I warned him of my recent difficult experience but he opted to give them a chance.
Both he and I closely followed the progress of the loan approval making weekly then daily calls to USAA. My client continually reminded them of my warnings.
The loan package was at the closing attorney’s office a week before closing and with the exception of one minor issue the closing went remarkably well.
In the past USAA had always been efficient and precise. I am still wary but was very pleased with the closing today.

What’s happened at USAA? Last Monday we were scheduled to close on a home sale where the home buyer was funding the purchase through USAA. My client the home sellers, myself, the home buyers the home buyer’s realtor and the closing attorney Ray McKee were at the closing table at 2;00. We sat until after 5:00 waiting for USAA to approve a settlement statement and fund the loan. USAA couldn’t get organized enough to prepare a simple settlement statement on a loan that they had been processing for over a month.
There were no issues with the home buyer’s credit or documentation. The problem was entirely USAA’s inability to fill in the relatively simple settlement statement and then to fund the transaction. We waited until after close of business and the attorney, his staff the home purchaser and his realtor all made calls to try and get USAA to perform. They were not able to.
The home seller and the home buyer had movers scheduled. My seller had a subsequent home purchase that we could not complete because we didn’t have proceeds from USAA’s failed sale. My clients were left homeless with their belongings and furniture in storage with movers scheduled.
We attempted to get USAA to provide us with the settlement statement and to fund the loan the following day but this simple form we too difficult a task for USAA. Because of scheduling conflicts we had to delay the closing until the end of the week. My clients are in danger of losing the house they had planned to purchase and having to live in a motel not only for the week delay but until they can find, negotiate, inspect and finally purchase another home.
I have been selling Huntsville area homes for a long time and have never seen such an inept lender. We have had last moment problems due to underwriter requirements but never because lender was incapable of filling out the most basic closing document, the settlement statement.
In the past I have been an advocate of USAA, encouraging clients to use them for their home mortgage. After this epic failure on their part I will warn my clients to avoid USAA at all costs. Not only has their incompetence cost a huge amount of wasted time but the principles, realtors and the closing attorney and his staff, it has had a very serious impact on my client the home seller and their client the home buyer.

It’s hard to overcome the market values in a given neighborhood. There was only one very low sale and there are five active listings with the highest being lower than where you need to sell. Even if you found a buyer at your target price the lender’s appraiser would have to find recent sales at that level in order for the buyer to get a loan approval. Without supporting sales the loan would be denied.
Another factor to consider is that when a house first goes on market, it receives the most attention. It has to be in it’s best condition and be priced within the market range for those first several weeks. After a property has been on market a long time without selling buyers and realtors often assume there is something wrong with the house. An option for you might be to wait until about 3 – 4 months from when you need to sell before putting the house on the market. We are seeing an improvement in the local market and hopefully values in your neighborhood will have improved. If you would not be able to make mortgage payments on your house if it doesn’t sell once you leave the area your lender may be willing to do a short sale. Allowing the house to sell for less than what is owed in order to avoid foreclosure. Your credit would be effected but you would avoid a foreclosure and the lender not you would take the loss.
I had one client who moved here from the DC area. Property values in her area had plummeted to the point that there was no possibility of selling. While her credit was still good she purchased a house here and then informed the lender of the DC house that she could no longer make the mortgage payments and deeded the house to the lender. Her credit took a horrible hit but she was able to provide a place for her children to live.
These last two options are obviously last resort options but your situation is not unique. Over the past two years we have helped a number of clients who’s property values dropped to well below what they owed on the house.
