Not only are we able to educate clients in the local market, we were able to give ourselves a better level of comfort. It's a lot more work on our part but to date all of our clients have survived the economic downturn and most have seen modest property appreciation. It's sometimes dry and tedious to go through the information but the payoff is being able to make informed decisions in critical transactions.
The subject 2704 LANTERN WALK, is not an investment we can reccomend at anywhere near the current list price. We can however go through our vetting process as an example of what research can do for us. In this case the research may have turned up other properties that are not listed that this owner may consider selling. As I mentioned in our conversation most choice multifamily properties are not found in the Huntsville MLS but are sold through word of mouth,
