We are property managers in Huntsville AL and sell homes in Huntsville as well. We have successfully marketed to our tenants converting them to home buyers.
Since many of our rental property owners are landlords by default only leasing homes that wouldn’t sell for loan payoff we help both the property owner and the tenants. Our local MLS, ValleyMLS.com is full of great properties where the home seller is underwater.
We agree with the comment on HOAs often having the Barney Fife syndrome and redundant. If there is a blighted property in an otherwise good neighborhood city code enforcement has always been more than adequate.
We have a local Barney Fife who is trying to push a local conglomerate of HOAs to push through some blue state regulation that would strangle local investment property owners causing loan defaults, more neighborhood blight and overwhelming local inspectors. The guy doesn’t even own property but shacks up with a gal who owns a property in one our mill districts. So far none of our city councilmen are willing to be associated with the proposal. The mayor is opposed and has been bombarded with public pressure against the proposed regulation.

The first few transactions were uncomfortable to us because of the degree of responsibility we had. The owners depended on us entirely for making a substantial investment. It did place more responsibility on us than purchasers who were more involved. We developed tools to be able to furnish enough data so our clients were able to make informed decisions. Their purchase decisions were based on data and not our personal recommendation alone.
Not only are we able to educate clients in the local market, we were able to give ourselves a better level of comfort. It's a lot more work on our part but to date all of our clients have survived the economic downturn and most have seen modest property appreciation. It's sometimes dry and tedious to go through the information but the payoff is being able to make informed decisions in critical transactions.
The subject 2704 LANTERN WALK, is not an investment we can reccomend at anywhere near the current list price. We can however go through our vetting process as an example of what research can do for us. In this case the research may have turned up other properties that are not listed that this owner may consider selling. As I mentioned in our conversation most choice multifamily properties are not found in the Huntsville MLS but are sold through word of mouth,

Huntsville AL homes for sale real estate listings Until three months ago our site http://www.Huntsville-Homes.comdominated all keywords in the Huntsville real estate market. We have been falling in rankings but our Google Places page (https://plus.google.com/103794696247714608605/ ) is still getting traffic and good placement. We recently purchased a zillow website we are still setting up. We have a zillow profile page ( http://www.zillow.com/profile/PhilipWinburn1/ )
What else can we do to generate traffic? Are our years of linking and SEO no longer useful?
Since home searches have so many factors and clients usually need help how will Zillow be able to deliver targeted listings?
