The house on Chickamauga may be an option for you. From the listing it looks to be well maintained and it is south of Hobbs Road. On the north side of Hobbs there are some low income multi-family properties that hurt neighborhood values. There is a train track near the house but my understanding is that the track is seldom used anymore. I think that a few times a month a small, slow moving train moves material to a manufacturing plant in the area. Huntsville homes for sale. I thought you may want to consider select properties in south southwest Huntsville. There are some nice older neighborhoods where sales have been good. Sandhurst Park is a hit and miss neighborhood. There are some very well kept homes but a few that are pretty bad. Autumn ridge is adjacent to Sandhurst park but the homes are newer and for the most part well kept..

Thanks for the information. I’m highly thinking about putting the house on the market in early Spring. I like the house but would like to move to SE Huntsville to be closer to work and family. I don’t want to put much money into fixing up the house but will do a lot of cleaning and painting. I have about 85,000 left on the mortgage and would be happy just making enough to pay off the mortgage and selling fees. Any profit after that would also be great. My house is a few doors down from the expired listing of xxxxx I think they were asking too much at 120,000. Can we set up an appointment for you to look at the house and provide advise. It sounds like you have done your homework on loans! Yes this property should qualify for the programs you mentioned. Who are you using as a lender?
By blind offer, I mean that we don’t negotiate and we don’t have any idea of other offers. HUD sales are difficult and HUD makes lots of mistakes. I’ve heard of them accepting two offers on the same house and then go to closing. They just choose to ignore the other buyer. Paperwork gets returned for the most minuscule error or action that doesn’t conform to their (sometimes unstated) procedures.
HUD home aren’t always good buys, we have to do the research. We have to carefully check the property condition and review the HUD ordered inspection. We can’t make our offer contingent on an inspection. As an example of problems with HUD properties the inspection should be included in the photo section of the listing but it’s not there. I checked on the HUD website and searched on both the city and the case number ( 011-671005) but the house is not listed. Huntsville homes for sale / HUD properties

Even if there were a home inspection, i don’t trust the lowest bidder inspector. From the HUD inspections I have seen the inspector just run through a checklist and does some paperwork.

The house is listed at $79 psf. I had look back to 2008 to find a sale. I am working while traveling and for some reason can’t capture the link to show you the listings. I will try again when we get home.

So since it is a HUD owned home, they will only accept blind offers house unseen? This is a Housing and Urban Development (HUD) foreclosure. I haven’t see the house yet it’s only been on the market since 07/13/11. At $110,000 / $79 per square foot its not the lowest price house in the neighborhood.
this is a HUD property we would have to submit a blind bid and wait for an answer. There is a lot more paperwork and waiting involved with HUD properties. We might be able to find something better on the open market.

Having only two sales is really not enough data and both of these properties are on busy streets making them less attractive to buyers. There were two listings that expired without the properties selling. The average list price was $97 psf. The properties were on the market for 110 days and 135 days.

My best estimate is that an eight year old house in your neighborhood would sell in the $97 to $99 psf range. ( $121,000 to $124,000 ). We could expect a sale in 3 to 4 months.

There are seven active listings and only two sales. The active listings have been on market since 10/20/08, 3/26/08, 7/18/08, 8/3/08, 3/12/07, 8/10/08 and 7/17/08 respectively.
The feel I get is that the market is a little soft right now. Usually lake homes are second homes and with all the fear in the economy now, people may be holding off of making noncritical purchases. I know the market will turn as it always does but it’s hard to say how log it will take. We are expecting the Huntsville market to improve in the spring and summer with the beginning if BRAC jobs being filled.

This was a foreclosure property with sever foundation problems. The average days on market were a little on the high side at 78 days. The range was 51 to 159 days on market.

It’s hard to overcome the market values in a given neighborhood. There was only one very low sale and there are five active listings with the highest being lower than where you need to sell. Even if you found a buyer at your target price the lender’s appraiser would have to find recent sales at that level in order for the buyer to get a loan approval. Without supporting sales the loan would be denied.

Another factor to consider is that when a house first goes on market, it receives the most attention. It has to be in it’s best condition and be priced within the market range for those first several weeks. After a property has been on market a long time without selling buyers and realtors often assume there is something wrong with the house. An option for you might be to wait until about 3 – 4 months from when you need to sell before putting the house on the market. We are seeing an improvement in the local market and hopefully values in your neighborhood will have improved. If you would not be able to make mortgage payments on your house if it doesn’t sell once you leave the area your lender may be willing to do a short sale. Allowing the house to sell for less than what is owed in order to avoid foreclosure. Your credit would be effected but you would avoid a foreclosure and the lender not you would take the loss.

I had one client who moved here from the DC area. Property values in her area had plummeted to the point that there was no possibility of selling. While her credit was still good she purchased a house here and then informed the lender of the DC house that she could no longer make the mortgage payments and deeded the house to the lender. Her credit took a horrible hit but she was able to provide a place for her children to live.

These last two options are obviously last resort options but your situation is not unique. Over the past two years we have helped a number of clients who’s property values dropped to well below what they owed on the house.
