I was able to preview Cameo this morning. It's a cute house on a great, wooded cul-de-sac lot that backs up to a little creek. With the exception of an old HVAC unit and a couple of other minor maintenance points, the house looks great.

I am really concerned about how small the second and third bedrooms are. Both are 11 x 10 and I think at least one is something other than a rectangle. The rooms are only suitable for a nursery / study. They really aren't large enough to be comfortably used as bedrooms.

The photo below shows the house is near but not in a flood zone. ( I have sold on this street before.)

Also there is some sort of cedar products woodworking plant across the creek and over the hill from the house. During business hours there is a low rumbling noise that you can hear from the back yard. It's not saws and it's not loud but it is constant.

In preparing for Saturday, I called the listing agent on the Kay Road house in Lacey's Spring. She said they were in the final stages of working out a contract and thought it would be sold within a day or so. It looks like this one is out of the running.

13080 HERMOSA DRIVE, 2524 AUTUMN RIDGE DRIVE and 2539 BONNIE OAKS DRIVE are in a relatively stable and well kept neighborhood. There have been some foreclosures but overall it's a decent neighborhood. The adjacent neighborhood to the north is a less expensive neighborhood but the next neighborhoods furhert to the north and the one to toe south are nicer, new construction. You may have picked these homes for sale in Huntsville three listings because there is a road to Redstone Arsenal just to the south of the neighborhood on Green Cove / Buxton. This is a service gate only. The closest operational gate is gate 3 at Redstone Road about 2 miles to the North. I showed it when it first came on the market and it was really messy. If memory serves me, we had scheduled a showing with the owner but woke him up and the place was not in showing condition at all. My buyers left pretty fast. Even though 2441 BELL TOWN DRIVE, 2421 BELL MANOR DRIVE and 2491 BELL TOWN DRIVE are new construction, we would need to have a home inspection and radon* testing. While this is not one of their lowest priced neighborhoods the builder, Hunter Homes, focuses of entry level buyers and buyers that can just barely get financing. They built several very cheap neighborhoods where market values are dropping. The homes in this neighborhood are a much higher quality. Hunter Homes is a pretty high pressure sales company. It's way too easy to walk into a model home or their show room and before you have time to shop around walk out having signed a contract. 2309 PEMBROOK ROAD is on a corner lot at the entry to a cul-de-sac. It is in an established neighborhood. Every time I have been in the neighborhood the homes seem well maintained. The only negative is that most of the streets out of the neighborhood exit onto the very busy Memorial Parkway and there are not traffic signals. You would have to go about a half mile south for a street with a traffic signal onto the Parkway. 2403 BASIN STREET is in a very good area and on a cul-de-sac street. It is however the second house in from a pretty busy road. It looks like the new owner may have done some work. If the house is a contender, I can look of comparable sales to establish market value but my first impression is that it is priced too high. Drivers tend to move pretty fast and while there is a small fenced area the house is pretty close to the road. This may not be the best house if you have or are planning childeren. Even if you don't have children and schools aren't important to you, the quality of schools will be important at an eventual resale. While the elementary school has a good reputation the high school does not. The schools are good, there is basic shopping and dining in place with more planned. The commute to our downtown office is usually 15 min.. The commute to Redstone is about 20 - 25 min.. http://youtu.be/jh_1KkSgJkU Breland Homes bought out the original developer who was a more upscale builder. There are about 20 homes that were finished before Breland took over the development. I was able to get photos of the plats of available lots and previewed three available spec. homes. The premium lots on cul-de-sacs and at the rear of the development with mountain views and open space behind are all taken but one of the existing homes did really catch my attention. While it doesn't have granite there is stainless appliances, tile in the wet areas, nicer cabinets, true hardwood in the foyer and a fence. Please follow the link to the listing. The laundry is off of this hallway instead of leading to the garage as in many new homes. The laundry room has a little alcove behind the door. It makes the angular hall work out and makes a good spot for brooms, mops or possibly some shelves. A dog wandered onto the porch before the concrete dried. You can see the photos on the slide show. There is a railroad track on the other side of the tree line to the south about 1,000 to 1,200 feet from the house. There is not a grade crossing nearby so the train won't be blowing it's horn. A train did some by when I was in the backyard. It sounded like a distant rumble, not at all loud or annoying. The flood / topo map shows the house near a flood zone so we do need to make any offer contingent on the house not requiring flood insurance. Please remind me. I really don't think this savy builder would have bought the development if it were in a flood zone. We ould nedd to confirm prior to an offer and make offers contingent on the house not being in a flood zone.

The text below is to my eamil to him regarding the house. The schools that serve the area are very good. There is basic shopping in place including groceries, pharmacy, and some restaurants. Before the recession, ground had been broken on a 62 store, Target shopping center. There is some talk that the plans to build are being re-evaluated. There is construction now of a large wellness center on the site. There are long long term plans to extend I 565 to Ryland Pike just to the south and east of the subject. We should at least get most of our closing costs and a nice frig. There were two other available homes in the neighborhood but I discounted them. one had a bad lot and the other had an older house across the street that is not at all well maintained. We try to do as much research and work for our clients as possible to save them time and help them find the best home for their needs. Sometimes the engineer in me comes out and I go too far with the details. I find it the best use of my buyer's time to start by meeting in our office and researching together. It is a naturally occurring gas that seeps from the earth as uranium and other radioactive elements decay. In the open air radon is not a heath risk but if high levels accumulate inside a sealed house, it can cause lung cancer. Our local real estate market is improving in terms of activity. Prices are still depressed although we are seeing signs of improvement. Our local economy being tied to space and defense, we are all in hopes of a new president elect in November. The cuts to NASA and missile defense have hurt the local economy but we still have jobs moving into the area. The link below is to a summary of MLS activity in the neighborhood since 05.01.11. There were just two, widely priced sales. One house sold at $116 per square foot in 14 days. This house had an additional detached garage. The other sale was at $93 per square ft in 368 days. This limited data is not enough to estimate market value so we will need to look outside the neighborhood. I did find two other sales of comparable properties in the same general area. At $112 per square ft and 1,954 sf the house would be $219,000.
