There is one overpass under construction that will help with traffic some. 13005 CHIMNEY SPRINGS CIRCLE is showing as an expired listing but the owner may still be wiling to sell. It looks tike the neighborhood may be on the decline. The house is not in a flood zone but I am concerned over waht looks like a steep lot. Steep lots give you less useable yard, are hard to mow and sometimes cause foundation problems. We also have to be very careful in this are of elevated radon levels. My recommendation is to pass on this house.

On market value the best we can do to estimate market value is to see what comparable recent sales have been. The subject is listed at $100 per square foot. It does not have a view of nor does is border the golf course. The link below is to a summary of the four comparable homes that I could find in the MLS. The average sold price was $91 psf with a range of $84 psf (Short sale) and $95 psf. We will need to confirm this. I found several active Huntsville MLS listings in Piney Creek. None indicate a bank owned or pre-foreclosure. I tried looking back to 01/01/11 and the one sale in the addition was not a bank owned property. We submit offers to the lender and may wait weeks or months before getting a response. In the meanwhile additional offers will be accepted. There is already at least one offer waiting lender review. AVOID FRAUD
We have found our properties posted on Craig’s List and other sites by someone else who is not the owner or the manager. They list the property for far less than the market value and after getting personal information from the victim ask them to mail money. Use caution.
When you contact the criminal through Craig's List they give you the property address and tell you to go look at it. They then want you to send or wire them money for a security deposit and first month's rent. They promise to send the key. If you question why it has a real estate sign on it they will tell you that it hasn't sold and they have decided to rent it. They like to deal with you strictly through email.
To avoid this scam here are some things you can do:
• Never send money to someone. Make sure you meet them personally.• If a property has a real estate sign on it contact the office/agent on the sign to see if it really for rent.• Do not rent a place that you have not entered and seen inside. Owners are not going to send you to a property without them.• Ask the person to meet you or send someone to meet you at the property with a key.• Do not trespass on someone's property. If there is a sign on the property contact the office/agent on the sign.• If you suspect the listing is a scam, report it to Craig's List. They have the following disclaimer: "Avoid scams and fraud by dealing locally! I'm really glad you called me before purchasing. Its discouraging when we have investors call AFTER they have have made poor purchase decisions and ask for our help. Even though you saw properties you liked that are our listings, it's my responsibility to provide sound counsel and not just direct you one of our listings in hopes of a double commission. We manage over 400 rentals and there are some areas we have learned to avoid. We also have enough experience to understand the local rental market to be able quickly filter trough listings to narrow the fiend to viable candidates.

I set up an initial MLS search on $100,000 and less just filtering out some of the worst areas. This dropped the number of prospective properties from near 400 to about 150. I human filtered those and arrived at the six candidates at the link below.

152 SANDY HOLLOW DRIVE is in a fast growing area of Huntsville near a new hospital. Traffic to concentrations of employers is however difficult and I am not at all keen on the school that serves the property. We do have rentals in the neighborhood that perform well but the area is not my first choice.

7614 QUAIL DRIVE is in a decent south Huntsville neighborhood but the house has a single car garage, is a foreclosure and may not be in the best condition.

I'm really glad you called me before purchasing. Its discouraging when we have investors call AFTER they have have made poor purchase decisions and ask for our help. Even though you saw properties you liked that are our listings, it's my responsibility to provide sound counsel and not just direct you one of our listings in hopes of a double commission. We manage over 400 rentals and there are some areas we have learned to avoid. We also have enough experience to understand the local rental market to be able quickly filter trough listings to narrow the fiend to viable candidates.

I set up an initial MLS search on $100,000 and less just filtering out some of the worst areas. This dropped the number of prospective properties from near 400 to about 150. I human filtered those and arrived at the six candidates at the link below.

152 SANDY HOLLOW DRIVE is in a fast growing area of Huntsville near a new hospital. Traffic to concentrations of employers is however difficult and I am not at all keen on the school that serves the property. We do have rentals in the neighborhood that perform well but the area is not my first choice.

7614 QUAIL DRIVE is in a decent south Huntsville neighborhood but the house has a single car garage, is a foreclosure and may not be in the best condition.
