On market value the best we can do to estimate market value is to see what comparable recent sales have been. The subject is listed at $100 per square foot. It does not have a view of nor does is border the golf course. The link below is to a summary of the four comparable homes that I could find in the MLS. The average sold price was $91 psf with a range of $84 psf (Short sale) and $95 psf. We will need to confirm this. I found several active Huntsville MLS listings in Piney Creek. None indicate a bank owned or pre-foreclosure. I tried looking back to 01/01/11 and the one sale in the addition was not a bank owned property. This house is located in the canebrake golf community in Athens. It is on a corner lot but does not have a view of the course. It is a short sale meaning the seller is asking the lender to be able to sell the house for less than is owed on the mortgage. Short sales are like a blind auction with no sent end date. We submit offers to the lender and may wait weeks or months before getting a response. In the meanwhile additional offers will be accepted. There is already at least one offer waiting lender review.
