Our local real estate market is improving in terms of activity. Prices are still depressed although we are seeing signs of improvement. Our local economy being tied to space and defense, we are all in hopes of a new president elect in November. The cuts to NASA and missile defense have hurt the local economy but we still have jobs moving into the area. The link below is to a summary of MLS activity in the neighborhood since 05.01.11. There were just two, widely priced sales. One house sold at $116 per square foot in 14 days. This house had an additional detached garage. The other sale was at $93 per square ft in 368 days. This limited data is not enough to estimate market value so we will need to look outside the neighborhood. I did find two other sales of comparable properties in the same general area. At $112 per square ft and 1,954 sf the house would be $219,000.

We should be able to rent in the $1,350 to $1,395 range. We might be able to get as high as $1,450.
