Huntsville homes for sale / south Huntsville homes for sale.I have you scheduled at 3:00 on Friday 1/16/09 and will call when I finish up the preceding appointment.
Assuming normal transaction costs, a $2,000 seller contribution to purchaser closing costs and a possible $500 in repairs after purchaser’s home inspection, your break-even sale price would be around $95,000 with a $85,000 payoff. This sales price would be at only $76 per square foot when the lowest sold property was around $92 per square foot.
Even though you may not need additional money at closing. I would encourage you to sell the house at something nearer market value. If you do just want out of the house, I can approach investor clients I work with and might consider purchasing the house myself.
The link below is to properties that may be candidates for you to purchase.
You can click on the photo for additional photos and on the address for a map of the approximate location of the property. On the map, you can click on hybrid for a satellite image overlay. In some cases there will also be an interactive street level image. You can click on the zip code to link to the US Census data for the zip code area.
The house on Chickamauga may be an option for you. From the listing it looks to be well maintained and it is south of Hobbs Road. On the north side of Hobbs there are some low income multi-family properties that hurt neighborhood values. There is a train track near the house but my understanding is that the track is seldom used anymore. I think that a few times a month a small, slow moving train moves material to a manufacturing plant in the area. Huntsville homes for sale. I have seen large expensive new construction homes with the track in the back yard with the owners not having concerns.
The house on Bain has foundation problems that the owner attempted to hide by growing ivy and placing it over some substantial

cracks in the brick.
The house on Dolphin is a deed in lieu of foreclosure property that “may require flood insurance”. If you liked the house, I wouldn’t discount it without researching further.
The house on Delcrest has a steep lot. (The following link is to Google street view. I thought you may want to consider select properties in south southwest Huntsville. There are some nice older neighborhoods where sales have been good. Sandhurst Park is a hit and miss neighborhood. There are some very well kept homes but a few that are pretty bad. Autumn ridge is adjacent to Sandhurst park but the homes are newer and for the most part well kept..

Anytime after you are finished up at 3 would be fine. Just call on Friday at 256-698-7180 when you are finished up and can stop by. Ideally, I would like something in SE, Hsv that is small (1300 to 1500 square feet) and in good condition for about 100,000 to 120,000.
I am booked from around 1:00 – 3:00 on Friday but am flexible the rest of the day. What time would be best for you? Just email or call.
Do you have an idea of what you would be looking to buy in terms of size and price? It’s never too early to start reviewing available properties to get an idea of what is available.
Thanks for the information. I’m highly thinking about putting the house on the market in early Spring. I like the house but would like to move to SE Huntsville to be closer to work and family. I don’t want to put much money into fixing up the house but will do a lot of cleaning and painting. I have about 85,000 left on the mortgage and would be happy just making enough to pay off the mortgage and selling fees. Any profit after that would also be great. My house is a few doors down from the expired listing of xxxxx I think they were asking too much at 120,000. Can we set up an appointment for you to look at the house and provide advise. I’m off work this coming Friday, if that is a good time for you
