At $58 per square foot 11223 SUNCREST DRIVE is well priced at first glance. I do have concerns over the steep lot and since the house is being sold as is, there is not guarantee that the appliance and systems will work.

We have seen several homes in this neighborhood with foundation problems and houses on slopes tend to have higher incidences of elevated radon. The radon can be fixed, usually for under $3,000 but foundation problems, even when repaired make the house harder to re-sell for the life of the house. We would need to visit the house and do an initial screening to see if there are signs of foundation settling and to see the overall condition of the house.
The house has been on the market as a bank owned property since 02/28/11. Before the previous owner lost the house in foreclosure the house was on the market for 237 days from 04/13/10 to 12/06/10 without selling. It was listed at $159,000 at first and then dropped to $142,900.
The person that lost the house in foreclosure bought it in 2007 for $135,000.

At $59 per square foot and having been on market for almost six months, I suspect that there are problems with the house.
