On rural property our first step is to check the surrounding area for negative surrounding property.

On rural property our first step is to check the surrounding area for negative surrounding property. We need to look for mobile home parks, commercial farms or any other feature the would detract from the subject property.
The link below is to the Google satellite image of the home. While there are mobile homes to the east on Ollie Howard Road and south on Winchester Road / Highway 65, I don’t see nearby trailer parks of any chicken or hog farms.

This homes for sale in Huntsville has been on the market since 02/22/10 and was originally listed at $589,900. There have been two listing realtors. The link below is to the original listing that has different photos.

I attempted to show the home when it first cam on the market but had difficulty in scheduling. The owner was hard to reach and when I did reach them they didn’t make much of an effort to work around my client’s schedule.
Estimating market value on unique properties like this is difficult because there are no relevant comparable sales. If you did get to the point of making an offer we can do our best to research sales of similar properties and research courthouse records to try and determine what the seller paid for the property.
