Peak selling time for homes for sale in Huntsville Alabama is when school is out so you might consider listing the house sometime in mid to late April. Getting the house ready to sell is a matter of having it well maintained, de-cluttered and appealing to prospective buyers. The house is very cute and I'm sure you and Charles have taken good care of it.

What concerns me is the state of the economy and the local real estate market. While we have seen signs of recovery our local market took a huge hit in late 2007 and early 2008. While it's a great time to buy with depressed prices and very low interest rates, it's still not a good time to sell.

There have been several foreclosed homes in Sandhurst Park and the average sold price in the neighborhood for the past year has been in the $60 per square foot range with the highest sale at $88 per square foot. At the time you purchased homes were selling in the mid to high $90 per square foot range.

You guys might want to consider keeping the house as an investment / rental home until the economy and real estate market improves. I can't recall what your monthly payment is but the house should rent quickly in the $700 - $750 range. Your property taxes might double on if you file homestead on a new house.

Managing rental property is tough but I would be happy to help you. The key is screening tenants and sticking to the terms of the lease. Sometimes you have to be though and set aside personal relationships you may have with tenants. You have to treat rentals as a business.

I'm really sorry I didn't have better news on the local real estate market. It's been a tough four years. There is a positive trend of increasing sales and prices getting better but we are probably two to three years away from a full recovery.
