Huntsville real estate; new homes


The link below is to real estate in huntsville listings for all of the south Huntsville new construction and proposed homes that I could find priced up to $190,000. All are built by either Adams Homes, Breland Homes or Hunter homes. http://nalmls.com/NALMLSReports/ListitLib/show_report.aspx?ID=7114710893 Adams homes was our area's largest builder for several years. When the economy crashed they found themselves overextended and they has to sell many of their lots to Breland Homes and Hunter Homes. They lost several of their key people who went to work for other builders. For the past several years Hunter Homes has had a focus on building very inexpensive neighborhoods and selling to first time homebuyers and people who could just barley afford to purchase. Many of those neighborhoods are not doing well at all. The owners are not able to sell and values in those neighborhoods are falling. While Bell Grove is not one of the neighborhoods that concern me, you need to be aware of the Hunter Homes sales process. While they are not high pressure sales, I would describe them as efficient. It's easy to step into a model home and within an hour or two have signed a sales contract. I have been in real estate several years and have seen far too many buyers make quick decisions on a purchase that turned out to be a poor decision. It's is wise to take your time, shop, research and compare before committing to a purchase. Breland Homes has weathered the economic downturn well and builds an attractive home at remarkably low prices. Their sales people are generally not as aggressive and my clients have been pleased with their warranty response. All three builders have internal quality control but I do reccomend that my clients hire an independent home inspector to make in-progress home inspections as the house is constructed. We also need to have the house tested for elevated radon levels once construction is finished. The links below are the the three builder's websites. When purchasing a home keep in mind that at some point you will need to resell the house so It's best to purchase in an area where it will be easier to sell. The three things most people consider when purchasing are the quality of the schools, the commute to work and how close are shopping, restaurants, entertainment and church. South Huntsville has good schools, shopping and is close to the large employers Redstone Arsenal, Crestwood Hospital and Huntsville Hospital. It is a little hard to get to research Park and the Airport from south Huntsville however. Most people moving to Huntsville start their search in Madison, The schools are good, there is shopping with more planned or under construction and Madison is close to Research Park and the Arsenal. Madison is more expensive and traffic can be a problem. The link below is to new homes and planned construction in Madison that might be candidates for you. The second listing 128 Cloverridge is in one of my favorite Madison neighborhoods. I also like the Old Ivey neighborhood but the lots are a little small and some of the lots are on steeper slopes. http://nalmls.com/NALMLSReports/ListitLib/show_report.aspx?ID=7114710910 The fastest growing area of Huntsville is the Wheeler area just west of Redstone Arsenal and east of the airport. There is a lot of new construction here. It is just outside the Arsenal and is close to Research Park. While there are plans for road improvement, traffic can be heavy and the schools while improving are just slightly above average. We also have to be careful not to go too far south near the economically depressed town of Triana. There is a "recycling " facility that that looks like a dump to me. There are great schools, a natural beauty and the commute to Downtown and Redstone Arsenal is modest. Hampton Cove is a fast growing area that should continue to prosper. The link below is to candidate properties in Hampton Cove. We do need to stay away from the steep lots in some of these neighborhoods. The last area you may want to consider is northeast Madison County. I moved to the area four years ago and enjoy it here. The schools are good, there is basic shopping in place and there is still open space and a natural beauty. There are two traffic lights just west of the mountain where traffic backs up on Highway 72 / I 565 east during rush hour. If you can commute before or after rush hour the drive into town is very fast.
