We are working with a client who will make an offer on this foam insulated attic. Will the life of the roof be effected? Are there any issues we need to be concerned with?
Home inspector answer;
In a discussion at a Certainteed presentation that question was raised. Roofing shingle manufacturers have recognized conditioned attics [where foam is applied to the bottom of the roof deck] as not detrimental to the life of the shingle. This flies in the face of what home inspectors tell their clients.
I know of one other conditioned attic space. The feeling is that this is the way of the future as energy costs will rise and the energy savings in conditioned attics and/or crawlspaces will drive this change in building practice.
I would think that this home is thinking into the next generation of building science and I have no problem supporting these unconventional methods. I have not read or hear any criticisms on this issue.
